Step 1.

Step. 2

Get Ready to Sell

Never underestimate the power of kerb appeal, and with today’s high spec property images and online digital exposure, that instant wow factor is just as import for the insides as it is for the external view of properties.

So, before we launch your property onto the market, get those little jobs done like having a declutter, touching up any paintwork or odd maintenance jobs as required.

Having a good clear out and declutter not only makes your property look more spacious in photos, it also makes moving home easier when the time comes and of course, makes getting prepared for viewings much quicker and less stressful.

Even the tidiest and most well-kept homes can accumulate a lot of knick-knacks and sentimental items over the years, so box them up safely and store them out of site ready for moving day.

It's also a good idea to get this done before we arrange your property's photoshoot.

If you haven’t already got a current EPC (Energy Performance Certificate), an assessment needs to be carried out, you can arrange this yourself or we can organise it on your behalf with one of our partners.

Step 3.

Picture Perfect Images

We will arrange with you an ideal time to take photographs of your home and give you time to prepare your property to look its best as first impressions really do count.

On the day of the photoshoot, there are some simple things that you can do to really make your property stand out and increase buyer interest, such as:

  • Straighten and smooth bed covers
  • Plump cushions and pillows
  • Neatly fold and hang towels in bathrooms
  • Put toilet lids down
  • Close cupboard doors
  • Remove pets and their belongings
  • Turn on all lights and replace any blown bulbs
  • Make sure windows are sparkling
  • Hide wheelie bins if possible
  • Remove vehicles from driveways if applicable
  • Remove rugs

We know you will already have thought of many of these items but removing rugs may be one that you've not thought of. Rugs make rooms look smaller in photographs, so by simply removing them, you will be showing your property off at its best. Sometimes, it's the simplest of things that make the biggest difference.

Got large tables or windows? Adding a splash of colour with flowers (especially yellow ones) really works well in photographs. If you are a hay fever sufferer or do not want cut flowers in the house, brightly coloured bowls of fruit or sweets are a good substitute.

You're now ready for your super high-quality photos to be taken.

Step 4.

You're Ready to Launch

Once we have selected the very best photographs of your property, created full-colour floorplans and written your property details up, your property is ready to hit the market.

We will list your property on our high-spec, search engine friendly website, Rightmove, Zoopla, and Prime Location to maximise its market reach.

To gain an even wider audience, your property will also be promoted on our social media channels, including Facebook, Instagram and Twitter.

Our growing list of registered buyers, who are just waiting for the right property to come to market, will also receive email notification of your listing.

Step 5.

Viewings

We want to keep both you and your property safe, as well as our staff, so prior to conducting any viewings, we prequalify potential buyers and verify their identity and credentials.

This has always been a vital safety precaution, and has now become even more essential due to the COVID-19 pandemic.

We will conduct all viewings with your prior consent and will follow all current recommended safety guidelines and ensure that viewers adhere to all precautions during their visit.

Vendors are advised to vacate the property during visits whenever possible after opening all internal doors and as many windows as possible to allow good ventilation, weather permitting.

Viewings will be conducted in under 15 minutes and we will sanitise any doors handles or surfaces touched before leaving the property.

A viewing report will be emailed to you within 24 hours to keep you in the loop and provide viewer feedback.

Step 6.

You've Got a Buyer

Once we have found you a genuine buyer who has put in an offer on your property, we will negotiate with them on your behalf to make sure you get the best possible deal and only when you are completely happy to accept the offer, we can help you through to the next step.

You may also have multiple offers so we will help you choose the right buyer to fit in with your financial requirements and timescale by assessing their ability to move forward swiftly or the potential for delays (which can often suit vendors if they are in a chain).

Your home is now Sold Subject to Contract, also known as Under Offer.

Once you have accepted an offer, you will need to appoint a conveyancing solicitor. We can help you with this and recommend a suitable solicitor who we know and trust, or you can appoint your own.

Step 7.

Exchange of Contracts

This next stage comes when all parties have agreed the details of the sale, all searches have been completed and any formal mortgage offer approved (if applicable).

It is also when your buyer will pay their deposit to your solicitor and they are legally committed to buying your property and you to selling it to them.

You will also agree a moving date, usually within 7-28 days from exchange of contracts.

Step 8.

Completion Day!

Congratulations, you've made it to completion and moving day.

This is a very busy day both for you and your conveyancing solicitor.

Completion is when the property legally changes ownership and you accept payment and hand over the keys.

This will only happen once the money for the property is transferred to your solicitor, who will then transfer the deeds to your buyer's solicitor, who in turn will then register ownership with the Land Registry on their behalf.

You will need to visit your solicitor to sign several documents on completion day, as well as calling into our office to hand over the keys so that we can give them to your buyer.

There are several jobs that your solicitor will also deal with once the sale has completed, such as paying off your existing mortage to your lender (if applicable).

They will also send you a bill to cover their cost and disbursements.

This whole process might sound daunting but we're here to help you through it and offer plenty of support and guidance.
